How can Nico get inside the old theatre?

• 1 of 12: There doesn't seem to be any point of entry into the building from the street.
• 2 of 12: Walk Nico around the theatre to the right.
• 3 of 12: Explore the building across the street -- the one with all of the scaffolding around it.
• 4 of 12: Nico can get on the scaffolding by jumping up and grabbing the edge of it.  To do so, stand her under the area without the screen.
• 5 of 12: Climb the scaffolding, and explore every avenue there.
  • What path do I take when climbing the scaffolding?
• 6 of 12: It seems that there's a tall, thin billboard of some kind, affixed to this building.  Is there any possibility that Nico could get that billboard to serve her purposes, and gain access to the old theatre?
• 7 of 12: Experimenting with the billboard, Nico discovers that it's tied at the top with a string.  She should untie the string.
• 8 of 12: Lower down on the billboard, there seems to be some kind of clip holding it securely to the structure.
  • How do I walk Nico over to the bottom of the billboard?
• 9 of 12: Have Nico remove the clip, and the billboard falls across the street -- right onto the old theatre.
• 10 of 12: Once Nico crosses to the roof of the old theatre have her look around the roof.  Surely there must be some kind of rooftop entrance here.
• 11 of 12: Nico should find a ladder she can climb down.  The tip of it is just visible off to the left of where she first climbed up.
• 12 of 12: Enter the door near the bottom of the ladder.
