1 of 3: If you didn't pass a Speech 75 check and compare her to Father Elijah while talking to her, her collar will act as an interference signal. In other words, if you don't keep your distance, your collar will beep for a few seconds and then explode, just like it does with radios and speakers. Also, if you get too far away from her, she'll switch the setting so that your collar will beep and explode unless you get back near her again.
2 of 3: You'll want to keep your distance from her powerful shotgun in any case. Also, when she dies, you'll have to run for the exit to the lobby, and the closer you are to it when she dies, the better.
3 of 3: The ideal situation is that you've set a couple of mine clusters in the hallway and opened the kitchen exit. You can then lead her across the mines to kill her, and run through the kitchen to get to the exit.
