2 of 3: Talk to either Dermot or Saint James about the ledger you found in Dermot's room to get them to attack you. Kill them both to get some combat XP and loot.
3 of 3: TIP: Talk to Sweet Sarah in the apartment building and show her Dermot's ledger to get 4 med-x.
