1 of 3: Explore the ruins of the mansion to find the hatch door to the panic room.
2 of 3: It's a bit south of where the front doors used to be. Check the local area map frequently as you walk around to help you find it.
3 of 3: Talk to Desmond, then tell him you need some time to get ready. That'll give you time to do other things before continuing the quest.
