The Roads
1 of 4: You can pay for the road-widening upgrade in order to make it easier for merchant wagons to travel, thereby improving keep business. (You'll get more tithe from merchants if you have a tithe put on them that isn't too high, that is.)
2 of 4: After you get that done, you can have the road cobbled to increase merchant traffic even more.
3 of 4: Then you can have general roadwork done on all the nearby roads, not just the one leading to the keep.
4 of 4: Then you can have more upgrades done to the nearby roads, but it's vastly expensive to do so, and probably isn't worth it.
