2 of 12: The next passage has a large oil spill in it. Stay back and ignite the oil with the Flames spell to kill several skeevers, then wait until the flames go out.
3 of 12: After killing a couple of skeevers in a circular room, look for a tripwire that's set across the start of the next passage. It's attached to a swinging mace trap, so either jump over it or hit it and quickly retreat.
4 of 12: Not far past that is a ladder that leads to a spot next to the estate building.
5 of 12: NOTE: This is where the quest gets *really* hard, especially if you're wanting to sneak around unseen. Your Sneak and Lockpicking skills will have to be really high, and you'd benefit greatly from having some Invisibility potions and special boots (or a spell) that muffles the sound of your footsteps. You may want to retreat back through the sewer and wait until later to finish the quest if you're under-equipped.
6 of 12: There's a door nearby, but the lock on it is very difficult to pick. You may have to try to sneak around to the other side of the building and use the front door. (If some mercs see you, run for the door. They probably won't follow you inside.)
7 of 12: Sneak down the hallway, then make two right turns to come to an area where there's a doorway on your left and a seated guard ahead. Sneak through that doorway and the next one, then decide whether or not you're going to go for the key to the safe.
8 of 12: It has a hard lock to pick, so you'll probably need the key. If so, turn left and go up the stairs to the door that leads to the second floor, then switch to doing the "(Optional) Obtain the key to Aringoth's safe" objective. After you finish it, sneak back to the ground floor and go down the stairs.
9 of 12: Directly across from those stairs is a locked door that you need to get through. Wait for the patrolling merc to stop near your end of the hall and turn around, then quickly sneak over to the door and open it. (Note that if you have to pick the lock, the game will be paused during that process, so there's no need to rush.)
10 of 12: Go down the stairs past it and use the door that leads to the basement area, then sneak straight forward and go through some doors.
11 of 12: Turn right at the path split, then sneak around to where you can see an oil spill ahead. Ignite it with the Flames spell to torch a mercenary, then finish him off if necessary.
12 of 12: Past the spill, go down the stairs to find the safe you're after between a large chest and a small table. Open the safe by picking the lock if you don't have the key, then take everything from it.
